Crawl Space Solutions
In our area, many of the homes were built with crawl spaces instead of basements. For a long time, they were created with open vents to the outside where were intended to help air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually facilitate the growth of mildew. Studies have shown that up to 50% of the air in your home enters through the crawl space so ensuring the crawl space is protected from the outside and controlling excess humidity will improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the proper way to seal them off and control high humidity. This is done using a method called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will seal the area completely and prevent any excess moisture from entering. Closing the area will also prevent rodents and animals from moving in the crawl space which will keep any appliances there safe and allow you to use it for storage. Once the crawl space is closed off, if necessary we will install a series of sagging floor jacks to lift sloping floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important parts. It not only supports the building itself but it also creates the basement walls. When there are foundation problems, they will generally show themselves in the form of stair stepping cracks in the outside brickwork, horizontal cracks that run along the foundation or along the basement walls. You may also notice that the doors will get stuck or even cracks at the corners of them. While these problems may not seem critical at first, each of them are indicators of a sinking or settling foundation which should be looked at by a professional for particular problems to determine if a repair needs to be installed.
Thankfully, the most common foundation problems stem from similar issues and our experts are very good at spotting those issues. We can implement a repair solution intended for your exact issue to permanently repair and stabilize the foundation or walls. If there is a sloping foundation, we will implement a series of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and can stabilize your foundation.
