Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces and not basements. For a long time, these were created with open vents which was intended to increase fresh air flow through the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. We have found that up to 50% of the air in your home comes up through the crawl space so ensuring the crawl space is protected from the weather and controlling excess humidity can increase the overall air quality in your home.
JB Design has been dealing with crawl spaces since we opened our doors and we know the most efficient way to seal them off and control high humidity. We do this using a method known as encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, and are strong plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that can seal the area completely and stop any unwanted moisture from entering. Closing the area will also stop rodents and animals from settling in the crawl space which will help keep any equipment there safe and allow you to use it for storage. After the crawl space is closed off, if necessary we can install a series of floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of the most important parts. It not only holds the building itself but it also is the basement walls. If there are foundation problems, normally they will present themselves as stair-step cracks in the outside brickwork, cracks that run the length of the foundation or across basement walls. You may also notice that the windows will get stuck or even cracks at the corners of them. While these problems may not seem critical when you notice them, they are all indicators of a sinking or settling foundation which should be looked at by a professional for specific problems and determine what type of a repair needs to be in place.
Thankfully, many foundation problems stem from similar issues and our team is very good at tracking down those issues. We can implement a repair solution designed for your specific issue to permanently repair and stabilize the foundation or walls. If there is a sinking foundation, we can install a series of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can help stabilize your foundation.
