Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces instead of basements. For many years, these were constructed with open vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and then it never leaves which causes the humidity levels to stay high which can foster the growth of mildew. We have found that up to ½ of the air in your home has come up through the crawl space so having the space closed off from the elements and keeping the humidity levels low can increase the overall air quality in your home.
Our team has been working on crawl spaces since 1995 and we know the best way to seal them off and control excess humidity. This is done using a process called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that can close off the area completely and prevent any unwanted moisture from entering. Encapsulation will also prevent rodents and animals from settling in your crawl space which will keep any appliances there safe and allow you to use it for storage. After your crawl space is encapsulated, if necessary we can install a system of floor jacks to stabilize sinking floors in your home.
Structural Foundation Repair
Your foundation is quite possibly one of, if not the, most important parts. It not only supports the structure itself but it also creates the basement walls. If you've got foundation problems, they will generally show themselves in the form of stair-step cracks in your brickwork, long cracks that run along the foundation or along the basement walls. You may also notice that your windows and doors will not open or close easily or even cracks at the corners of them. You may not think these issues seem serious at first, they are all indicators of a sinking or settling foundation which should be looked at by a professional for particular problems to determine if a repair needs to be performed.
Thankfully, many foundation problems are caused by similar things and our team is very good at spotting these problems. We can offer a repair product designed for your specific issue to permanently repair and stabilize the foundation. If the problem is a settling foundation, we can install a system of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can help stabilize your foundation.
