Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces in addition to basements. For a long time, they were built with open vents which was intended to increase air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and then it never leaves which results in the humidity level staying too high which can foster the growth of mildew. Studies have shown that up to ½ of the air in your home has come up through the crawl space so having the space protected from the outside and keeping the humidity levels low will increase the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the best way to close them off and control the humidity. This is done using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are strong plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area completely and stop any unwanted moisture from entering. This will also stop pests and animals from settling in your crawl space which will keep any appliances there safe and allow you to use it for storage. Once the crawl space is encapsulated, if you need it we will install a system of floor jacks to level sloping floors in your home.
Structural Foundation Repair
The foundation of your home is easily one of the most important areas of the home. It not only supports the structure itself but it also forms the basement walls. When you've got foundation problems, normally they will present themselves in the form of stair stepping cracks in the outside brickwork, cracks that run along the foundation or across basement walls. You may also notice that the windows or doors will stick when you open or close them or there may be cracks at the corners of them. You may not think these issues seem problematic when you notice them, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems and determine if a repair needs to be performed.
Thankfully, many foundation problems are caused by similar things and our team is very good at tracking down those issues. We can offer a repair product designed for your exact problem to permanently repair and stabilize the foundation. If there is a settling foundation, we will install a system of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can help stabilize your foundation.
