Crawl Space Solutions
In our area, many of the homes were built with crawl spaces in addition to basements. For a long time, they were created with vents to the outside where were intended to help fresh air flow into the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which can facilitate the growth of mildew. We have found that up to half of the air in your home has come up through the crawl space so ensuring the crawl space is protected from the weather and controlling excess humidity will improve the overall air quality in your home.
Our team has been working with crawl spaces since 1995 and we know the most efficient way to close them off and control excess humidity. This is done using a method called encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, which are strong plastic and vinyl sheets as well as vent covers and a sturdy door that will close off the area totally and prevent any excess moisture from entering. Encapsulation will also prevent rodents and animals from moving in the crawl space which will keep any appliances there safe and allow you to use it for storage. Once your crawl space is protected, if necessary we will install a system of sagging floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important areas of the home. It not only holds the structure itself but it also is the basement walls. When there are foundation problems, normally they will show themselves as stair-step cracks in your brickwork, long cracks that run the length of the foundation or across the basement walls. You may also notice that your windows and doors will not open or close easily or there may be cracks at the corners of them. While these problems may not seem critical at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine if a repair needs to be in place.
It is good that the most common foundation problems are caused by similar things and our team is very good at spotting those issues. We can utilize a repair product that is for your particular problem to permanently repair and stabilize the foundation or walls. If the problem is a uneven foundation, we will install a system of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can help stabilize your foundation.
