Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas in addition to basements. As long as there have been crawl spaces, these were created with open vents which was intended to increase air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually harbor the growth of mildew. Up to 50% of the air in your home enters through the crawl space so ensuring this area is closed off from the weather and keeping the humidity levels low will improve the overall air quality in your home.
We have been encapsulating crawl spaces since 1995 and we know the best way to seal them off and control excess humidity. This is done using a process called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are thick plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area completely and stop any unwanted moisture from entering. Closing the area will also stop rodents and animals from settling in your crawl space which will help keep any equipment there safe and allow you to use it for storage. After the crawl space is closed off, if necessary we will install a series of sagging floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of the most important areas of the home. It not only supports the building itself but it also forms the basement walls. If you've got foundation problems, they will generally show themselves in the form of stair-step cracks in the brickwork, long cracks that run along the foundation or across the basement walls. Sometimes, you will see that the doors and windows will stick when you open or close them or there may be cracks at the corners of them. You may not think these issues seem problematic at first, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems to determine if a repair needs to be in place.
It is good that many foundation problems stem from similar issues and our team is very good at tracking down those problems. We can implement a repair product intended for your particular issue to permanently repair and stabilize the foundation. If the problem is a sinking foundation, we will install a series of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and can help stabilize your foundation.
