Crawl Space Solutions
In our area, many of the homes were built with crawl spaces instead of basements. For a long time, they were constructed with open vents to the outside where were intended to help fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which can facilitate the growth of mildew. Studies have shown that up to 50% of the air in your home can come up through the crawl space so ensuring this area is closed off from the elements and keeping the humidity levels low can improve the overall air quality in your home.
Our team has been dealing with crawl spaces since we opened our doors and we know the proper way to seal them off and control the humidity. We do this using a method called encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are sturdy plastic and vinyl sheeting as well as vent covers and a sturdy door that can close off the area completely and prevent any unwanted moisture from entering. Encapsulation will also prevent bugs and animals from getting in the crawl space which will help keep any appliances there safe and allow you to use it for storage. After your crawl space is closed off, if necessary we can install a series of sagging floor jacks to level sloping floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of the most important parts. It not only holds the home itself but it also is the basement walls. When there are foundation problems, normally they will present themselves as stair-step cracks in your outside brickwork, long cracks that run the length of the foundation or along the basement walls. Sometimes, you will see that your doors will not open or close easily or even cracks at the corners of them. While these issues may not seem critical when you notice them, they are all indicators of a sinking or settling foundation which should be looked at by a professional for problems and determine what type of a repair needs to be in place.
Thankfully, the most common foundation problems have very similar causes and our team is very good at evaluating these problems. We can implement a repair product that is for your exact issue to permanently repair and stabilize the foundation or walls. If the problem is a sloping foundation, we can install a series of foundation piers to level the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both are very strong and are able to stabilize your foundation.
