Crawl Space Solutions
In our area, many of the homes were built with crawl space areas instead of basements. As long as there have been crawl spaces, they were constructed with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and then it never leaves which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. Up to ½ of the air in your home comes up through the crawl space so ensuring the crawl space is protected from the elements and controlling excess humidity can increase the overall air quality in your home.
JB Design has been encapsulating crawl spaces since we opened our doors and we know the proper way to close them off and control high humidity. This is done using a method called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are strong plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that can close off the area totally and prevent any excess moisture from entering. Encapsulation will also prevent rodents and animals from settling in your crawl space which will keep any items there safe and allow you to use it for storage. Once your crawl space is closed off, if necessary we can install a series of floor jacks to lift sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of the most important areas of the home. It not only holds the structure itself but it also forms the basement walls. When you've got foundation problems, they will generally present themselves in the form of stair-step cracks in your outside brickwork, cracks that run along the foundation or along basement walls. You may also notice that your windows will not open or close easily or there may be cracks at the corners of them. While these issues may not seem critical when you notice them, each of them are indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems to determine what type of a repair needs to be in place.
It is good that many foundation problems have very similar causes and our professionals are very good at tracking down those issues. We can implement a repair solution that is for your exact issue to permanently repair and stabilize the foundation. If the problem is a sloping foundation, we can implement a series of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and can help stabilize your foundation.
