Crawl Space Solutions
In our area, many of the homes were built with crawl space areas and not basements. For many years, they were created with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. We have found that up to ½ of the air in your home has come up through the crawl space so ensuring the crawl space is protected from the weather and keeping the humidity levels low can increase the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the best way to seal them off and control the humidity. This is done using a process known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are thick plastic and vinyl sheeting as well as vent covers and a sturdy door that can seal the area totally and prevent any excess moisture from entering. Encapsulation will also prevent pests and animals from getting in the crawl space which will help keep any appliances there safe and allow you to use it for storage. Once the crawl space is closed off, if you need it we can install a system of floor jacks to stabilize sinking floors in your home.
Structural Foundation Repair
Your foundation is easily one of the most important parts. It not only holds the structure itself but it also is the basement walls. If there are foundation problems, they will generally show themselves as stair-step cracks in the brickwork, long cracks that run the length of the foundation or across basement walls. You may also notice that the windows or doors will not open or close easily or even cracks at the corners of them. While these problems may not seem critical when you notice them, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for problems to determine if a repair needs to be in place.
Thankfully, many foundation problems have very similar causes and our professionals are very good at spotting these problems. We can utilize a repair solution that is for your specific problem to permanently repair and stabilize the foundation or walls. If you have a settling foundation, we can implement a system of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and are able to stabilize your foundation.
