Crawl Space Solutions
In our area, many of the homes were built with crawl space areas and not basements. For many years, these were created with open vents which was intended to increase air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space during rain and snow storms and then it never leaves which results in the humidity level staying too high which will eventually facilitate the growth of mildew. Up to half of the air in your home can come up through the crawl space so ensuring this area is closed off from the weather and keeping the humidity levels low will improve the overall air quality in your home.
We have been enclosing crawl spaces since 1995 and we know the proper way to close them off and control high humidity. We do this using a process known as encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, which are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will seal the area totally and stop any excess moisture from entering. This will also stop critters and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. After your crawl space is encapsulated, if necessary we will install a system of sagging floor jacks to stabilize sagging floors above the crawl space.
Structural Foundation Repair
The foundation of your home is easily one of the most important parts. It not only supports the structure itself but it also creates the basement walls. If you have any foundation problems, they will generally show themselves in the form of stair-step cracks in your outside brickwork, cracks that run along the foundation or across basement walls. You may also notice that your doors will stick when you open or close them or even cracks at the corners of them. You may not think these issues seem critical when you notice them, each of them are indicative of a sinking or settling foundation which should be looked at by a professional for particular problems and determine what type of a repair needs to be performed.
Thankfully, the most common foundation problems are caused by similar things and our team is very good at spotting these issues. We can offer a repair solution intended for your specific problem to permanently repair and stabilize the foundation. If the problem is a sloping foundation, we will install a system of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can help stabilize your foundation.
