Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas instead of basements. As long as there have been crawl spaces, they were constructed with open vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which can harbor the growth of mildew. Studies have shown that up to half of the air in your home has come up through the crawl space so ensuring this area is closed off from the outside and controlling excess humidity will increase the overall air quality in your home.
Our team has been encapsulating crawl spaces since we opened our doors and we know the most efficient way to close them off and control high humidity. This is done using a method known as encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are sturdy plastic and vinyl sheeting as well as vent covers and a sturdy door that will close off the area completely and prevent any unwanted moisture from entering. Encapsulation will also prevent rodents and animals from getting in your crawl space which will keep any equipment there safe and allow you to use it for storage. After your crawl space is encapsulated, if necessary we will install a series of sagging floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important parts. It not only supports the structure itself but it also forms the basement walls. If you have any foundation problems, normally they will show themselves as stair stepping cracks in your brickwork, horizontal cracks that run along the foundation or across the basement walls. You may also notice that your windows and doors will not open or close easily or even cracks at the corners of them. While these issues may not seem serious when you notice them, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems to determine if a repair needs to be installed.
It is good that many foundation problems stem from similar issues and our experts are very good at spotting those problems. We can implement a repair product intended for your exact issue to permanently repair and stabilize the foundation or walls. If the problem is a settling foundation, we will implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and are able to stabilize your foundation.
