In our area, there are many homes that were built with crawl space areas instead of basements. For a long time, these were created with open vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which can harbor the growth of mildew. We have found that up to ½ of the air in your home can come up through the crawl space so ensuring the crawl space is protected from the elements and controlling excess humidity will improve the overall air quality in your home.

This is done using a process known as encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are strong plastic and vinyl sheets as well as vent covers and a sturdy door that will close off the area totally and prevent any unwanted moisture from entering. Closing the area will also prevent rodents and animals from getting in your crawl space which will keep any items there safe and allow you to use it for storage.
