Crawl Space Solutions
In Ivor, many of the homes were built with crawl spaces and not basements. As long as there have been crawl spaces, these were created with vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to enter the space during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually foster the growth of mildew. Up to ½ of the air in your home can come up through the crawl space so ensuring the crawl space is closed off from the outside and controlling excess humidity will increase the overall air quality in your home.
Our team has been working with crawl spaces since we opened our doors and we know the most efficient way to seal them off and control excess humidity. This is done using a method known as encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, which are strong plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that will close off the area totally and prevent any unwanted moisture from entering. This will also prevent rodents and animals from getting in the crawl space which will keep any appliances there safe and allow you to use it for storage. After your crawl space is protected, if you need it we will install a system of sagging floor jacks to repair sagging floors in your home.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important parts. It not only supports the home itself but it also forms the basement walls. If there are foundation problems, they will generally show themselves in the form of stair-step cracks in your brickwork, cracks that run along the foundation or along basement walls. Sometimes, you will see that your windows will get stuck or there may be cracks at the corners of them. While these issues may not seem critical when you notice them, each of them are indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems to determine what type of a repair needs to be performed.
It is good that many foundation problems have very similar causes and our professionals are very good at noticing those problems. We can implement a repair product designed for your exact problem to permanently repair and stabilize the foundation. If there is a sloping foundation, we will implement a system of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can stabilize your foundation.
