Crawl Space Solutions
In Ivor, there are many homes that are built with crawl spaces and not basements. As long as there have been crawl spaces, these were built with open vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in during rain and snow storms and then it never leaves which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. We have found that up to 50% of the air in your home comes up through the crawl space so having the space closed off from the weather and controlling excess humidity will improve the overall air quality in your home.
JB Design has been working with crawl spaces as long as we have been in business and we know the most efficient way to close them off and control the humidity. This is done using a method called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, which are thick plastic and vinyl sheeting as well as vent covers and a sturdy door that will seal the area completely and stop any excess moisture from entering. Encapsulation will also stop rodents and animals from moving in the crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is protected, if necessary we will install a series of floor jacks to repair sloping floors above the crawl space.
Structural Foundation Repair
Your homes foundation is easily one of the most important areas of the home. It not only holds the home itself but it also creates the basement walls. If you have any foundation problems, usually, they will show themselves in the form of stair-step cracks in the brickwork, cracks that run along the foundation or along the basement walls. Sometimes, you will see that the doors or windows will stick when you open or close them or even cracks at the corners of them. You may not think these problems seem problematic at first, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for specific problems to determine what type of a repair needs to be performed.
It is good that the most common foundation problems stem from similar issues and our professionals are very good at tracking down these issues. We can offer a repair solution that is for your particular issue to permanently repair and stabilize the foundation. If the problem is a sloping foundation, we will install a series of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can help stabilize your foundation.
