Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas instead of basements. For many years, these were constructed with open vents which was intended to increase fresh air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which can harbor the growth of mildew. We have found that up to 50% of the air in your home comes up through the crawl space so having the space protected from the outside and keeping the humidity levels low can increase the overall air quality in your home.
JB Design has been working with crawl spaces since 1995 and we know the proper way to seal them off and control high humidity. This is done using a process called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are strong plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that can close off the area completely and stop any excess moisture from entering. Closing the area will also stop rodents and animals from settling in your crawl space which will help keep any equipment there safe and allow you to use it for storage. Once your crawl space is encapsulated, if necessary we can install a system of sagging floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important areas of the home. It not only holds the building itself but it also forms the basement walls. If you have any foundation problems, normally they will show themselves as diagonal cracks in your brickwork, horizontal cracks that run the length of the foundation or along basement walls. You may also notice that your doors and windows will get stuck or there may be cracks at the corners of them. While these problems may not seem problematic when you notice them, each of them are indicators of a sinking or settling foundation and they should be evaluated by an expert for problems to determine what type of a repair needs to be in place.
It is good that the most common foundation problems have very similar causes and our professionals are very good at evaluating these issues. We can utilize a repair solution designed for your exact problem to permanently repair and stabilize the foundation. If you have a sinking foundation, we can install a system of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can help stabilize your foundation.
