Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas in addition to basements. For many years, they were created with vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which can harbor the growth of mildew. Studies have shown that up to ½ of the air in your home can come up through the crawl space so ensuring this area is closed off from the outside and keeping the humidity levels low will improve the overall air quality in your home.
Our team has been working with crawl spaces since we opened our doors and we know the most efficient way to close them off and control excess humidity. This is done using a method known as encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, and are sturdy plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that will close off the area totally and stop any unwanted moisture from entering. Closing the area will also stop bugs and animals from getting in the crawl space which will keep any equipment there safe and allow you to use it for storage. After the crawl space is protected, if necessary we will install a series of sagging floor jacks to lift sloping floors in your home.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important parts. It not only holds the building itself but it also forms the basement walls. When there are foundation problems, they will generally present themselves in the form of stair-step cracks in the outside brickwork, cracks that run along the foundation or across the basement walls. You may also notice that the doors will stick when you open or close them or there may be cracks at the corners of them. While these problems may not seem critical when you notice them, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine if a repair needs to be in place.
Thankfully, the most common foundation problems have very similar causes and our team is very good at spotting those issues. We can utilize a repair solution that is for your exact issue to permanently repair and stabilize the foundation or walls. If there is a sinking foundation, we will install a series of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and are able to stabilize your foundation.
