Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas instead of basements. For many years, these were built with open vents which was intended to increase air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which can harbor the growth of mildew. Studies have shown that up to ½ of the air in your home comes up through the crawl space so ensuring this area is closed off from the weather and keeping the humidity levels low can increase the overall air quality in your home.
We have been dealing with crawl spaces since 1995 and we know the most efficient way to close them off and control the humidity. We do this using a process known as encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are thick plastic and vinyl sheeting as well as vent covers and a sturdy door that can close off the area totally and stop any unwanted moisture from entering. This will also stop critters and animals from moving in your crawl space which will help keep any items there safe and allow you to use it for storage. Once the crawl space is closed off, if necessary we can install a system of sagging floor jacks to lift sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important areas of the home. It not only holds the building itself but it also forms the basement walls. If you have any foundation problems, they will generally manifest themselves in the form of diagonal cracks in the outside brickwork, cracks that run the length of the foundation or along basement walls. You may also notice that the windows will get stuck or there may be cracks at the corners of them. You may not think these issues seem serious at first, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems to determine if a repair needs to be in place.
Thankfully, the most common foundation problems stem from similar issues and our team is very good at spotting those issues. We can offer a repair solution designed for your specific issue to permanently repair and stabilize the foundation. If there is a sinking foundation, we can implement a system of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and can help stabilize your foundation.
