Crawl Space Solutions
In our area, many of the homes were built with crawl spaces in addition to basements. For many years, these were built with open vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space during rain and snow storms and then it never leaves which causes the humidity levels to stay high which can harbor the growth of mildew. Up to 50% of the air in your home can come up through the crawl space so having the space protected from the weather and controlling excess humidity will improve the overall air quality in your home.
We have been enclosing crawl spaces since 1995 and we know the most efficient way to seal them off and control high humidity. This is done using a process called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are sturdy plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that will seal the area totally and stop any excess moisture from entering. This will also stop rodents and animals from getting in the crawl space which will help keep any appliances there safe and allow you to use it for storage. After the crawl space is closed off, if necessary we will install a series of sagging floor jacks to repair sloping floors above the crawl space.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important parts. It not only holds the building itself but it also creates the basement walls. When you've got foundation problems, normally they will present themselves as stair stepping cracks in the brickwork, horizontal cracks that run along the foundation or across basement walls. Sometimes, you will see that the doors or windows will stick when you open or close them or even cracks at the corners of them. While these problems may not seem critical when you notice them, each of them are indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems to determine what type of a repair needs to be in place.
Thankfully, the most common foundation problems stem from similar issues and our team is very good at evaluating those problems. We can utilize a repair product designed for your exact issue to permanently repair and stabilize the foundation or walls. If you've got a sinking foundation, we will install a series of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and can stabilize your foundation.
