Crawl Space Solutions
In our area, many of the homes are built with crawl space areas in addition to basements. For a long time, they were created with vents to the outside where were intended to help air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which can harbor the growth of mildew. Studies have shown that up to half of the air in your home can come up through the crawl space so ensuring this area is protected from the outside and controlling excess humidity can improve the overall air quality in your home.
We have been working on crawl spaces since 1995 and we know the proper way to close them off and control high humidity. We do this using a process called encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are heavy duty plastic and vinyl sheeting as well as vent covers and a heavy duty door that can seal the area totally and prevent any excess moisture from entering. Encapsulation will also prevent rodents and animals from settling in your crawl space which will help keep any appliances there safe and allow you to use it for storage. After the crawl space is encapsulated, if you need it we can install a series of sagging floor jacks to stabilize sagging floors in your home.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important parts. It not only supports the building itself but it also forms the basement walls. When there are foundation problems, they will generally manifest themselves in the form of diagonal cracks in the brickwork, cracks that run the length of the foundation or across the basement walls. Sometimes, you will see that the windows and doors will stick when you open or close them or even cracks at the corners of them. While these issues may not seem serious when you notice them, each of them are indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems to determine if a repair needs to be in place.
Thankfully, many foundation problems have very similar causes and our team is very good at evaluating those problems. We can utilize a repair solution intended for your specific problem to permanently repair and stabilize the foundation. If there is a sloping foundation, we can implement a series of foundation piers to level the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and are able to stabilize your foundation.
