Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas and not basements. As long as there have been crawl spaces, these were created with vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which can facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home can come up through the crawl space so having the space protected from the elements and keeping the humidity levels low will improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the proper way to close them off and control high humidity. This is done using a method called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are sturdy plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will seal the area completely and prevent any excess moisture from entering. Encapsulation will also prevent bugs and animals from moving in the crawl space which will keep any appliances there safe and allow you to use it for storage. Once your crawl space is encapsulated, if you need it we will install a system of sagging floor jacks to lift sagging floors above the crawl space.
Structural Foundation Repair
Your foundation is quite possibly one of the most important areas of the home. It not only holds the building itself but it also is the basement walls. When you have any foundation problems, usually, they will present themselves as stair stepping cracks in your brickwork, horizontal cracks that run the length of the foundation or along the basement walls. You may also notice that your windows or doors will stick when you open or close them or there may be cracks at the corners of them. You may not think these issues seem critical when you notice them, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems to determine if a repair needs to be performed.
Thankfully, many foundation problems have very similar causes and our professionals are very good at tracking down those issues. We can implement a repair product that is for your specific issue to permanently repair and stabilize the foundation. If there is a sloping foundation, we will install a system of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and are able to stabilize your foundation.
