In our area, many of the homes are built with crawl space areas in addition to basements. As long as there have been crawl spaces, they were constructed with open vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which can harbor the growth of mildew. We have found that up to ½ of the air in your home can come up through the crawl space so ensuring the crawl space is closed off from the weather and controlling excess humidity can improve the overall air quality in your home.

This is done using a method called encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, and are strong plastic and vinyl sheeting as well as vent covers and a sturdy door that can close off the area completely and prevent any unwanted moisture from entering. Encapsulation will also prevent rodents and animals from moving in your crawl space which will keep any items there safe and allow you to use it for storage.
