Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces instead of basements. For many years, these were constructed with open vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which can facilitate the growth of mildew. We have found that up to 50% of the air in your home can come up through the crawl space so ensuring this area is protected from the outside and keeping the humidity levels low will increase the overall air quality in your home.
We have been encapsulating crawl spaces since we opened our doors and we know the proper way to seal them off and control the humidity. This is done using a process called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that will close off the area totally and prevent any excess moisture from entering. Encapsulation will also prevent pests and animals from getting in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once your crawl space is protected, if you need it we will install a system of sagging floor jacks to repair sloping floors in your home.
Structural Foundation Repair
The foundation of your home is quite possibly one of, if not the, most important areas of the home. It not only holds the home itself but it also is the basement walls. When there are foundation problems, they will generally show themselves as diagonal cracks in your brickwork, cracks that run along the foundation or along basement walls. You may also notice that your doors or windows will not open or close easily or even cracks at the corners of them. You may not think these problems seem serious at first, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems to determine if a repair needs to be in place.
Thankfully, the most common foundation problems stem from similar issues and our team is very good at tracking down those problems. We can offer a repair solution intended for your particular issue to permanently repair and stabilize the foundation or walls. If you have a sinking foundation, we will implement a system of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and are able to stabilize your foundation.
