Crawl Space Solutions
In our area, many of the homes were built with crawl space areas and not basements. For a long time, they were constructed with open vents to the outside where were intended to help fresh air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in during rain and snow storms and then it never leaves which results in the humidity level staying too high which will eventually harbor the growth of mildew. We have found that up to ½ of the air in your home has come up through the crawl space so ensuring this area is protected from the elements and controlling excess humidity will increase the overall air quality in your home.
JB Design has been working on crawl spaces since 1995 and we know the best way to seal them off and control high humidity. This is done using a process called encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are thick plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will close off the area totally and stop any excess moisture from entering. Encapsulation will also stop rodents and animals from getting in the crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is closed off, if necessary we will install a series of sagging floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of the most important parts. It not only supports the home itself but it also forms the basement walls. If you've got foundation problems, normally they will show themselves in the form of stair-step cracks in the brickwork, long cracks that run along the foundation or along basement walls. Sometimes, you will see that the doors or windows will not open or close easily or even cracks at the corners of them. While these issues may not seem critical at first, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems and determine what type of a repair needs to be performed.
Thankfully, the most common foundation problems stem from similar issues and our team is very good at tracking down those problems. We can implement a repair solution designed for your exact issue to permanently repair and stabilize the foundation. If you've got a sloping foundation, we will install a series of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and are able to stabilize your foundation.
