Crawl Space Solutions
In our area, many of the homes are built with crawl spaces and not basements. For many years, they were created with open vents to the outside where were intended to help fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually foster the growth of mildew. We have found that up to 50% of the air in your home comes up through the crawl space so ensuring the crawl space is closed off from the weather and keeping the humidity levels low will improve the overall air quality in your home.
JB Design has been working on crawl spaces since we opened our doors and we know the proper way to close them off and control high humidity. We do this using a method known as encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are thick plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that will close off the area completely and prevent any unwanted moisture from entering. Closing the area will also prevent pests and animals from moving in the crawl space which will keep any items there safe and allow you to use it for storage. After the crawl space is encapsulated, if necessary we will install a system of sagging floor jacks to stabilize sloping floors in your home.
Structural Foundation Repair
Your foundation is quite possibly one of the most important parts. It not only holds the home itself but it also creates the basement walls. If you have any foundation problems, usually, they will present themselves as stair stepping cracks in the outside brickwork, horizontal cracks that run the length of the foundation or along basement walls. You may also notice that the doors and windows will get stuck or there may be cracks at the corners of them. You may not think these problems seem critical at first, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for problems to determine if a repair needs to be in place.
Thankfully, many foundation problems stem from similar issues and our team is very good at spotting those problems. We can utilize a repair solution intended for your specific problem to permanently repair and stabilize the foundation. If you have a sloping foundation, we will implement a system of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can help stabilize your foundation.
