Crawl Space Solutions
In our area, many of the homes were built with crawl space areas instead of basements. For many years, these were created with open vents which was intended to increase air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space when it rains or snows and the vents hinder airflow which results in the humidity level staying too high which can foster the growth of mildew. We have found that up to ½ of the air in your home can come up through the crawl space so ensuring the crawl space is closed off from the elements and keeping the humidity levels low will improve the overall air quality in your home.
We have been working on crawl spaces since we opened our doors and we know the proper way to seal them off and control excess humidity. This is done using a process known as encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, and are heavy duty plastic and vinyl sheeting as well as vent covers and a heavy duty door that will seal the area totally and prevent any excess moisture from entering. Encapsulation will also prevent bugs and animals from settling in your crawl space which will help keep any equipment there safe and allow you to use it for storage. Once the crawl space is encapsulated, if you need it we will install a system of floor jacks to repair sagging floors above the crawl space.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important parts. It not only supports the structure itself but it also is the basement walls. If there are foundation problems, usually, they will show themselves in the form of stair stepping cracks in the outside brickwork, cracks that run the length of the foundation or across the basement walls. You may also notice that the windows and doors will get stuck or there may be cracks at the corners of them. While these problems may not seem critical when you notice them, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for problems to determine what type of a repair needs to be performed.
It is good that the most common foundation problems are caused by similar things and our team is very good at noticing these problems. We can utilize a repair product that is for your particular issue to permanently repair and stabilize the foundation or walls. If there is a settling foundation, we will install a system of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and can stabilize your foundation.
