Crawl Space Solutions
In our area, many of the homes are built with crawl space areas in addition to basements. As long as there have been crawl spaces, they were constructed with vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to enter the space during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually harbor the growth of mildew. We have found that up to ½ of the air in your home can come up through the crawl space so ensuring the crawl space is protected from the weather and controlling excess humidity can increase the overall air quality in your home.
JB Design has been enclosing crawl spaces since we opened our doors and we know the best way to seal them off and control excess humidity. We do this using a method known as encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheeting as well as vent covers and a sturdy door that can seal the area totally and stop any excess moisture from entering. Closing the area will also stop critters and animals from getting in your crawl space which will keep any equipment there safe and allow you to use it for storage. After your crawl space is closed off, if necessary we can install a system of sagging floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
Your foundation is quite possibly one of the most important areas of the home. It not only holds the structure itself but it also is the basement walls. If there are foundation problems, normally they will show themselves as stair-step cracks in your outside brickwork, long cracks that run the length of the foundation or across basement walls. Sometimes, you will see that your doors or windows will not open or close easily or there may be cracks at the corners of them. While these issues may not seem serious at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine if a repair needs to be performed.
It is good that many foundation problems stem from similar issues and our professionals are very good at evaluating these issues. We can utilize a repair solution intended for your exact issue to permanently repair and stabilize the foundation or walls. If you've got a settling foundation, we can install a system of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and are able to stabilize your foundation.
