Crawl Space Solutions
In our area, many of the homes were built with crawl space areas in addition to basements. As long as there have been crawl spaces, they were built with vents which was intended to increase fresh air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which can facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home can come up through the crawl space so ensuring the crawl space is protected from the weather and keeping the humidity levels low will increase the overall air quality in your home.
We have been working with crawl spaces since we opened our doors and we know the proper way to seal them off and control high humidity. This is done using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are sturdy plastic and vinyl sheeting as well as vent covers and a heavy duty door that will close off the area completely and prevent any excess moisture from entering. Closing the area will also prevent bugs and animals from getting in your crawl space which will keep any items there safe and allow you to use it for storage. After the crawl space is protected, if necessary we will install a system of floor jacks to lift sagging floors above the crawl space.
Structural Foundation Repair
Your foundation is quite possibly one of, if not the, most important parts. It not only holds the home itself but it also is the basement walls. When there are foundation problems, normally they will show themselves as diagonal cracks in the outside brickwork, cracks that run along the foundation or along basement walls. You may also notice that the windows or doors will not open or close easily or even cracks at the corners of them. While these issues may not seem problematic when you notice them, each of them are indicative of a sinking or settling foundation which should be looked at by a professional for specific problems and determine what type of a repair needs to be performed.
Thankfully, many foundation problems have very similar causes and our team is very good at evaluating these issues. We can implement a repair solution intended for your exact problem to permanently repair and stabilize the foundation. If you have a settling foundation, we will install a system of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and are able to stabilize your foundation.
