Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas and not basements. For a long time, they were constructed with open vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which can foster the growth of mildew. Up to half of the air in your home enters through the crawl space so ensuring this area is protected from the weather and keeping the humidity levels low can increase the overall air quality in your home.
Our team has been working on crawl spaces since 1995 and we know the proper way to seal them off and control excess humidity. We do this using a method called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are strong plastic and vinyl sheets as well as vent covers and a sturdy door that can seal the area totally and prevent any excess moisture from entering. Encapsulation will also prevent rodents and animals from getting in the crawl space which will help keep any equipment there safe and allow you to use it for storage. After your crawl space is encapsulated, if you need it we can install a series of floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important parts. It not only supports the home itself but it also creates the basement walls. When you have any foundation problems, they will generally present themselves as stair stepping cracks in your brickwork, horizontal cracks that run along the foundation or across basement walls. Sometimes, you will see that your windows will not open or close easily or there may be cracks at the corners of them. While these issues may not seem critical at first, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems and determine if a repair needs to be installed.
Thankfully, the most common foundation problems have very similar causes and our professionals are very good at tracking down those problems. We can utilize a repair product that is for your specific problem to permanently repair and stabilize the foundation. If there is a settling foundation, we can implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and are able to stabilize your foundation.
