Crawl Space Solutions
In Foster, many of the homes were built with crawl spaces in addition to basements. For many years, these were constructed with open vents which was intended to increase air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually harbor the growth of mildew. Up to 50% of the air in your home has come up through the crawl space so ensuring this area is closed off from the elements and keeping the humidity levels low can improve the overall air quality in your home.
JB Design has been dealing with crawl spaces since we opened our doors and we know the most efficient way to seal them off and control the humidity. We do this using a process called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that can close off the area completely and prevent any excess moisture from entering. Encapsulation will also prevent pests and animals from getting in the crawl space which will keep any equipment there safe and allow you to use it for storage. Once your crawl space is protected, if necessary we can install a system of sagging floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important parts. It not only supports the structure itself but it also is the basement walls. If you have any foundation problems, usually, they will manifest themselves in the form of diagonal cracks in your outside brickwork, cracks that run the length of the foundation or across basement walls. Sometimes, you will see that your doors or windows will get stuck or even cracks at the corners of them. While these problems may not seem serious at first, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems to determine if a repair needs to be performed.
It is good that the most common foundation problems are caused by similar things and our team is very good at tracking down those problems. We can utilize a repair product that is for your exact problem to permanently repair and stabilize the foundation. If the problem is a uneven foundation, we can implement a system of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and are able to stabilize your foundation.
