Crawl Space Solutions
In Foster, many of the homes are built with crawl spaces and not basements. For many years, these were built with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually foster the growth of mildew. Studies have shown that up to ½ of the air in your home enters through the crawl space so ensuring the crawl space is protected from the weather and controlling excess humidity can improve the overall air quality in your home.
We have been enclosing crawl spaces as long as we have been in business and we know the most efficient way to seal them off and control the humidity. We do this using a process known as encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that can seal the area totally and prevent any excess moisture from entering. This will also prevent critters and animals from getting in the crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is closed off, if necessary we can install a series of floor jacks to stabilize sagging floors above the crawl space.
Structural Foundation Repair
Your foundation is quite possibly one of the most important areas of the home. It not only holds the home itself but it also creates the basement walls. If you've got foundation problems, normally they will present themselves in the form of stair-step cracks in the outside brickwork, cracks that run the length of the foundation or across basement walls. You may also notice that the windows and doors will get stuck or there may be cracks at the corners of them. You may not think these problems seem critical at first, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine if a repair needs to be in place.
It is good that the most common foundation problems are caused by similar things and our experts are very good at spotting these issues. We can implement a repair product intended for your particular problem to permanently repair and stabilize the foundation or walls. If you have a uneven foundation, we can implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can stabilize your foundation.
