Crawl Space Solutions
In Foster, there are many homes that were built with crawl space areas and not basements. For many years, these were created with open vents which was intended to increase air flow into the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which can facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home has come up through the crawl space so having the space protected from the elements and keeping the humidity levels low will increase the overall air quality in your home.
We have been working on crawl spaces since 1995 and we know the best way to close them off and control excess humidity. We do this using a method called encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are thick plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that will seal the area completely and prevent any unwanted moisture from entering. Encapsulation will also prevent bugs and animals from getting in the crawl space which will keep any items there safe and allow you to use it for storage. After the crawl space is protected, if necessary we will install a system of sagging floor jacks to repair sloping floors in your home.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important areas of the home. It not only supports the structure itself but it also forms the basement walls. If you've got foundation problems, normally they will present themselves in the form of stair stepping cracks in the outside brickwork, cracks that run the length of the foundation or across basement walls. You may also notice that the doors will not open or close easily or even cracks at the corners of them. You may not think these problems seem critical when you notice them, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for problems to determine if a repair needs to be performed.
Thankfully, the most common foundation problems have very similar causes and our professionals are very good at evaluating these issues. We can offer a repair solution intended for your specific issue to permanently repair and stabilize the foundation. If the problem is a sinking foundation, we will implement a system of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and are able to stabilize your foundation.
