Crawl Space Solutions
In Foster, many of the homes are built with crawl space areas in addition to basements. For a long time, these were built with open vents which was intended to increase air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which can foster the growth of mildew. Up to half of the air in your home has come up through the crawl space so ensuring the crawl space is closed off from the outside and keeping the humidity levels low will improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the most efficient way to close them off and control high humidity. We do this using a method called encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, and are thick plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that will close off the area completely and stop any unwanted moisture from entering. This will also stop bugs and animals from moving in your crawl space which will help keep any equipment there safe and allow you to use it for storage. After your crawl space is closed off, if you need it we will install a series of floor jacks to lift sloping floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important parts. It not only supports the structure itself but it also is the basement walls. When there are foundation problems, normally they will show themselves as diagonal cracks in your brickwork, horizontal cracks that run along the foundation or along basement walls. You may also notice that your doors and windows will get stuck or even cracks at the corners of them. You may not think these problems seem problematic when you notice them, each of them are indicators of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine if a repair needs to be installed.
It is good that the most common foundation problems are caused by similar things and our team is very good at spotting those issues. We can implement a repair solution that is for your specific problem to permanently repair and stabilize the foundation. If you've got a settling foundation, we will implement a series of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and are able to stabilize your foundation.
