Crawl Space Solutions
In Foster, many of the homes are built with crawl spaces instead of basements. For many years, they were created with vents to the outside where were intended to help fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space when it rains or snows and the vents hinder airflow which results in the humidity level staying too high which will eventually harbor the growth of mildew. We have found that up to ½ of the air in your home enters through the crawl space so ensuring the crawl space is protected from the elements and keeping the humidity levels low will improve the overall air quality in your home.
We have been helping customers with their crawl spaces since we opened our doors and we know the most efficient way to close them off and control the humidity. We do this using a process known as encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area totally and prevent any excess moisture from entering. This will also prevent critters and animals from moving in your crawl space which will keep any equipment there safe and allow you to use it for storage. After your crawl space is encapsulated, if you need it we will install a series of sagging floor jacks to lift sloping floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of the most important parts. It not only holds the home itself but it also creates the basement walls. If there are foundation problems, they will generally present themselves as stair-step cracks in your outside brickwork, horizontal cracks that run the length of the foundation or along the basement walls. You may also notice that your doors will get stuck or there may be cracks at the corners of them. You may not think these problems seem serious when you notice them, each of them are indicators of a sinking or settling foundation which should be looked at by a professional for problems and determine what type of a repair needs to be installed.
Thankfully, the most common foundation problems are caused by similar things and our experts are very good at noticing those problems. We can utilize a repair product that is for your specific issue to permanently repair and stabilize the foundation. If there is a uneven foundation, we will implement a series of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and are able to stabilize your foundation.
