Crawl Space Solutions
In Foster, there are many homes that were built with crawl space areas in addition to basements. For many years, these were created with open vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in when it rains or snows and then it never leaves which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. Up to ½ of the air in your home comes up through the crawl space so ensuring the crawl space is closed off from the weather and keeping the humidity levels low will increase the overall air quality in your home.
We have been helping customers with their crawl spaces since 1995 and we know the most efficient way to close them off and control high humidity. We do this using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will close off the area totally and prevent any unwanted moisture from entering. This will also prevent pests and animals from getting in the crawl space which will keep any equipment there safe and allow you to use it for storage. Once the crawl space is protected, if necessary we will install a series of floor jacks to stabilize sagging floors in your home.
Structural Foundation Repair
Your foundation is quite possibly one of the most important parts. It not only supports the structure itself but it also creates the basement walls. If there are foundation problems, normally they will manifest themselves as diagonal cracks in the brickwork, long cracks that run the length of the foundation or across basement walls. You may also notice that the windows and doors will not open or close easily or there may be cracks at the corners of them. While these problems may not seem serious when you notice them, each of them are indicative of a sinking or settling foundation which should be looked at by a professional for particular problems and determine if a repair needs to be installed.
It is good that the most common foundation problems are caused by similar things and our experts are very good at spotting these issues. We can offer a repair solution intended for your particular issue to permanently repair and stabilize the foundation or walls. If the problem is a settling foundation, we will install a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can stabilize your foundation.
