Crawl Space Solutions
In Foster, there are many homes that are built with crawl space areas instead of basements. For a long time, they were created with vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space when it rains or snows and then it never leaves which results in the humidity level staying too high which will eventually facilitate the growth of mildew. We have found that up to ½ of the air in your home comes up through the crawl space so having the space protected from the elements and keeping the humidity levels low can improve the overall air quality in your home.
JB Design has been working on crawl spaces as long as we have been in business and we know the proper way to close them off and control high humidity. We do this using a process called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are thick plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that can close off the area completely and prevent any excess moisture from entering. Encapsulation will also prevent pests and animals from moving in your crawl space which will help keep any equipment there safe and allow you to use it for storage. Once your crawl space is protected, if necessary we can install a series of sagging floor jacks to stabilize sinking floors in your home.
Structural Foundation Repair
Your foundation is quite possibly one of, if not the, most important parts. It not only supports the structure itself but it also creates the basement walls. If you've got foundation problems, they will generally manifest themselves as diagonal cracks in your brickwork, horizontal cracks that run along the foundation or across basement walls. You may also notice that your windows and doors will not open or close easily or there may be cracks at the corners of them. You may not think these issues seem critical at first, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems to determine if a repair needs to be performed.
Thankfully, many foundation problems are caused by similar things and our experts are very good at noticing these issues. We can implement a repair solution that is for your exact issue to permanently repair and stabilize the foundation or walls. If the problem is a sloping foundation, we can install a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can stabilize your foundation.
