Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas and not basements. For many years, they were built with vents to the outside where were intended to help fresh air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which can foster the growth of mildew. We have found that up to 50% of the air in your home can come up through the crawl space so having the space protected from the weather and controlling excess humidity can improve the overall air quality in your home.
We have been working on crawl spaces since 1995 and we know the proper way to close them off and control the humidity. We do this using a process known as encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, and are sturdy plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that can close off the area completely and prevent any excess moisture from entering. Encapsulation will also prevent bugs and animals from settling in your crawl space which will keep any appliances there safe and allow you to use it for storage. Once the crawl space is closed off, if you need it we can install a system of sagging floor jacks to lift sagging floors above the crawl space.
Structural Foundation Repair
Your foundation is quite possibly one of the most important parts. It not only holds the home itself but it also creates the basement walls. If you've got foundation problems, normally they will manifest themselves in the form of diagonal cracks in the brickwork, cracks that run along the foundation or across basement walls. You may also notice that the windows will not open or close easily or there may be cracks at the corners of them. You may not think these issues seem problematic when you notice them, each of them are indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems to determine if a repair needs to be performed.
Thankfully, the most common foundation problems stem from similar issues and our professionals are very good at spotting those problems. We can utilize a repair product that is for your particular issue to permanently repair and stabilize the foundation. If you have a sloping foundation, we can implement a system of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can stabilize your foundation.
