Crawl Space Solutions
In Foster, many of the homes are built with crawl spaces instead of basements. For a long time, they were created with open vents to the outside where were intended to help air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. We have found that up to 50% of the air in your home can come up through the crawl space so ensuring this area is closed off from the weather and keeping the humidity levels low will improve the overall air quality in your home.
JB Design has been working with crawl spaces since 1995 and we know the most efficient way to seal them off and control the humidity. We do this using a process called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, which are strong plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that will close off the area totally and stop any unwanted moisture from entering. Closing the area will also stop pests and animals from settling in your crawl space which will help keep any items there safe and allow you to use it for storage. After the crawl space is protected, if necessary we will install a system of floor jacks to repair sagging floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important areas of the home. It not only holds the building itself but it also is the basement walls. If you've got foundation problems, normally they will present themselves as diagonal cracks in the brickwork, horizontal cracks that run along the foundation or along the basement walls. You may also notice that the doors or windows will not open or close easily or even cracks at the corners of them. While these problems may not seem critical at first, each of them are indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems to determine if a repair needs to be installed.
Thankfully, many foundation problems stem from similar issues and our team is very good at tracking down those problems. We can offer a repair product intended for your particular issue to permanently repair and stabilize the foundation. If there is a sinking foundation, we will install a system of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and are able to stabilize your foundation.
