Crawl Space Solutions
In Foster, there are many homes that are built with crawl space areas and not basements. For a long time, they were built with open vents which was intended to increase fresh air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually foster the growth of mildew. We have found that up to ½ of the air in your home can come up through the crawl space so ensuring the crawl space is protected from the weather and controlling excess humidity will increase the overall air quality in your home.
We have been working with crawl spaces as long as we have been in business and we know the most efficient way to close them off and control the humidity. We do this using a method known as encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that will seal the area totally and prevent any unwanted moisture from entering. Closing the area will also prevent rodents and animals from getting in the crawl space which will keep any items there safe and allow you to use it for storage. After the crawl space is encapsulated, if necessary we will install a system of sagging floor jacks to level sagging floors in your home.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important areas of the home. It not only supports the building itself but it also creates the basement walls. When you've got foundation problems, they will generally show themselves as stair stepping cracks in the brickwork, long cracks that run along the foundation or across the basement walls. You may also notice that the windows will get stuck or even cracks at the corners of them. You may not think these issues seem problematic when you notice them, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems to determine if a repair needs to be performed.
Thankfully, the most common foundation problems have very similar causes and our experts are very good at noticing those problems. We can utilize a repair product intended for your particular issue to permanently repair and stabilize the foundation. If the problem is a uneven foundation, we will implement a system of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can help stabilize your foundation.
