Crawl Space Solutions
In Foster, there are many homes that are built with crawl space areas and not basements. As long as there have been crawl spaces, they were created with open vents which was intended to increase fresh air flow through the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to enter the space when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home can come up through the crawl space so having the space protected from the elements and controlling excess humidity can increase the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the most efficient way to close them off and control the humidity. We do this using a method called encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, and are heavy duty plastic and vinyl sheeting as well as vent covers and a heavy duty door that can seal the area totally and prevent any excess moisture from entering. This will also prevent pests and animals from moving in your crawl space which will keep any appliances there safe and allow you to use it for storage. Once the crawl space is encapsulated, if necessary we can install a series of sagging floor jacks to lift sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important parts. It not only supports the home itself but it also creates the basement walls. If you have any foundation problems, usually, they will present themselves as diagonal cracks in the brickwork, horizontal cracks that run along the foundation or along basement walls. You may also notice that the windows will not open or close easily or there may be cracks at the corners of them. While these problems may not seem problematic when you notice them, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems and determine what type of a repair needs to be performed.
It is good that the most common foundation problems have very similar causes and our professionals are very good at spotting those issues. We can offer a repair product designed for your exact issue to permanently repair and stabilize the foundation or walls. If you have a settling foundation, we can install a series of foundation piers to level the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both are very strong and are able to stabilize your foundation.
