Crawl Space Solutions
In Foster, many of the homes are built with crawl spaces and not basements. For many years, they were constructed with vents to the outside where were intended to help fresh air flow into the space and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which can facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home has come up through the crawl space so having the space closed off from the weather and keeping the humidity levels low will increase the overall air quality in your home.
We have been enclosing crawl spaces as long as we have been in business and we know the most efficient way to close them off and control excess humidity. We do this using a method called encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, and are strong plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that will close off the area totally and prevent any unwanted moisture from entering. Closing the area will also prevent pests and animals from getting in the crawl space which will help keep any items there safe and allow you to use it for storage. Once your crawl space is closed off, if necessary we will install a system of floor jacks to stabilize sinking floors in your home.
Structural Foundation Repair
Your foundation is quite possibly one of, if not the, most important areas of the home. It not only supports the building itself but it also creates the basement walls. When you've got foundation problems, they will generally present themselves as stair-step cracks in your brickwork, horizontal cracks that run along the foundation or across basement walls. Sometimes, you will see that your windows will stick when you open or close them or there may be cracks at the corners of them. While these problems may not seem critical at first, they are all indicators of a sinking or settling foundation which should be looked at by a professional for particular problems to determine what type of a repair needs to be installed.
Thankfully, many foundation problems have very similar causes and our experts are very good at spotting those problems. We can implement a repair solution designed for your exact problem to permanently repair and stabilize the foundation or walls. If you have a sinking foundation, we will install a system of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can help stabilize your foundation.
