Crawl Space Solutions
In our area, many of the homes were built with crawl space areas in addition to basements. As long as there have been crawl spaces, they were constructed with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually facilitate the growth of mildew. We have found that up to 50% of the air in your home has come up through the crawl space so ensuring the crawl space is closed off from the weather and keeping the humidity levels low will improve the overall air quality in your home.
Our team has been working with crawl spaces since we opened our doors and we know the most efficient way to close them off and control high humidity. We do this using a method known as encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, and are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will seal the area completely and prevent any unwanted moisture from entering. Encapsulation will also prevent bugs and animals from moving in your crawl space which will help keep any items there safe and allow you to use it for storage. After your crawl space is encapsulated, if necessary we will install a series of floor jacks to lift sagging floors above the crawl space.
Structural Foundation Repair
The foundation of your home is easily one of, if not the, most important parts. It not only supports the home itself but it also forms the basement walls. When you have any foundation problems, they will generally show themselves in the form of diagonal cracks in your brickwork, cracks that run along the foundation or along basement walls. You may also notice that your doors or windows will not open or close easily or even cracks at the corners of them. You may not think these problems seem critical when you notice them, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for particular problems and determine what type of a repair needs to be in place.
It is good that the most common foundation problems stem from similar issues and our professionals are very good at tracking down those problems. We can offer a repair product intended for your particular issue to permanently repair and stabilize the foundation or walls. If there is a sloping foundation, we will install a series of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can help stabilize your foundation.
