Crawl Space Solutions
In our area, many of the homes are built with crawl space areas and not basements. As long as there have been crawl spaces, these were created with vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually facilitate the growth of mildew. Up to half of the air in your home comes up through the crawl space so ensuring the crawl space is closed off from the elements and controlling excess humidity can improve the overall air quality in your home.
We have been enclosing crawl spaces since we opened our doors and we know the best way to close them off and control excess humidity. We do this using a process called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are strong plastic and vinyl sheets as well as vent covers and a sturdy door that can seal the area totally and prevent any excess moisture from entering. This will also prevent rodents and animals from settling in your crawl space which will help keep any equipment there safe and allow you to use it for storage. After the crawl space is closed off, if necessary we can install a series of floor jacks to stabilize sagging floors above the crawl space.
Structural Foundation Repair
Your foundation is quite possibly one of the most important parts. It not only supports the building itself but it also is the basement walls. If there are foundation problems, normally they will manifest themselves as stair-step cracks in the brickwork, horizontal cracks that run the length of the foundation or along the basement walls. Sometimes, you will see that the doors will not open or close easily or even cracks at the corners of them. While these problems may not seem serious at first, each of them are indicators of a sinking or settling foundation and they should be evaluated by an expert for problems and determine if a repair needs to be performed.
It is good that the most common foundation problems are caused by similar things and our team is very good at evaluating these issues. We can implement a repair product that is for your particular problem to permanently repair and stabilize the foundation. If you've got a settling foundation, we can implement a series of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can stabilize your foundation.
