Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas in addition to basements. For a long time, they were constructed with open vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which can harbor the growth of mildew. Studies have shown that up to 50% of the air in your home comes up through the crawl space so having the space protected from the outside and controlling excess humidity can increase the overall air quality in your home.
We have been working on crawl spaces since 1995 and we know the most efficient way to close them off and control high humidity. We do this using a process called encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are strong plastic and vinyl sheeting as well as vent covers and a sturdy door that can close off the area totally and prevent any excess moisture from entering. Closing the area will also prevent rodents and animals from getting in the crawl space which will help keep any appliances there safe and allow you to use it for storage. After your crawl space is encapsulated, if you need it we can install a series of sagging floor jacks to level sagging floors above the crawl space.
Structural Foundation Repair
The foundation of your home is quite possibly one of the most important parts. It not only supports the structure itself but it also creates the basement walls. When there are foundation problems, normally they will present themselves as stair-step cracks in your outside brickwork, long cracks that run along the foundation or along basement walls. Sometimes, you will see that your doors and windows will not open or close easily or there may be cracks at the corners of them. While these issues may not seem problematic at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine what type of a repair needs to be in place.
Thankfully, the most common foundation problems have very similar causes and our professionals are very good at evaluating those problems. We can implement a repair solution designed for your specific issue to permanently repair and stabilize the foundation or walls. If you've got a sloping foundation, we can install a series of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and are able to stabilize your foundation.
