Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces in addition to basements. For many years, these were created with vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually foster the growth of mildew. We have found that up to 50% of the air in your home can come up through the crawl space so ensuring this area is closed off from the outside and keeping the humidity levels low will increase the overall air quality in your home.
We have been working on crawl spaces since 1995 and we know the best way to close them off and control high humidity. We do this using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are strong plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that will seal the area totally and prevent any excess moisture from entering. This will also prevent rodents and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. After your crawl space is encapsulated, if you need it we will install a series of sagging floor jacks to stabilize sinking floors in your home.
Structural Foundation Repair
Your homes foundation is easily one of, if not the, most important parts. It not only holds the structure itself but it also creates the basement walls. When you have any foundation problems, normally they will present themselves in the form of stair-step cracks in your outside brickwork, cracks that run the length of the foundation or across the basement walls. You may also notice that your windows will stick when you open or close them or even cracks at the corners of them. While these issues may not seem problematic at first, they are all indicators of a sinking or settling foundation which should be looked at by a professional for problems and determine what type of a repair needs to be performed.
It is good that many foundation problems have very similar causes and our professionals are very good at tracking down those problems. We can utilize a repair product intended for your particular problem to permanently repair and stabilize the foundation. If the problem is a uneven foundation, we will implement a series of foundation piers to level the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and are able to stabilize your foundation.
