Crawl Space Solutions
In Dendron, many of the homes were built with crawl spaces and not basements. As long as there have been crawl spaces, these were created with open vents to the outside where were intended to help air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which can harbor the growth of mildew. Studies have shown that up to ½ of the air in your home comes up through the crawl space so ensuring the crawl space is protected from the elements and keeping the humidity levels low can increase the overall air quality in your home.
JB Design has been dealing with crawl spaces since 1995 and we know the proper way to close them off and control excess humidity. This is done using a process known as encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, and are sturdy plastic and vinyl sheeting as well as vent covers and a sturdy door that can close off the area completely and stop any excess moisture from entering. Closing the area will also stop rodents and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. Once your crawl space is closed off, if necessary we can install a series of sagging floor jacks to repair sagging floors above the crawl space.
Structural Foundation Repair
Your foundation is quite possibly one of, if not the, most important parts. It not only supports the home itself but it also forms the basement walls. When you have any foundation problems, they will generally show themselves in the form of stair-step cracks in your outside brickwork, long cracks that run the length of the foundation or along the basement walls. You may also notice that your doors and windows will not open or close easily or even cracks at the corners of them. You may not think these problems seem critical at first, each of them are indicators of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine what type of a repair needs to be in place.
It is good that many foundation problems are caused by similar things and our team is very good at spotting these problems. We can implement a repair product designed for your specific issue to permanently repair and stabilize the foundation or walls. If the problem is a settling foundation, we can implement a series of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can help stabilize your foundation.
