Crawl Space Solutions
In our area, there are many homes that are built with crawl spaces instead of basements. As long as there have been crawl spaces, they were created with vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space when it rains or snows and then it never leaves which results in the humidity level staying too high which can foster the growth of mildew. Up to 50% of the air in your home comes up through the crawl space so having the space protected from the outside and keeping the humidity levels low will increase the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the best way to close them off and control high humidity. We do this using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are strong plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that will close off the area completely and prevent any excess moisture from entering. Closing the area will also prevent bugs and animals from getting in the crawl space which will help keep any appliances there safe and allow you to use it for storage. After the crawl space is closed off, if necessary we will install a system of floor jacks to lift sloping floors above the crawl space.
Structural Foundation Repair
Your homes foundation is easily one of the most important parts. It not only supports the structure itself but it also forms the basement walls. When you've got foundation problems, normally they will present themselves in the form of stair stepping cracks in the brickwork, horizontal cracks that run the length of the foundation or across basement walls. You may also notice that the doors will get stuck or there may be cracks at the corners of them. You may not think these issues seem serious at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for problems to determine what type of a repair needs to be installed.
Thankfully, many foundation problems have very similar causes and our experts are very good at evaluating those problems. We can utilize a repair product intended for your specific issue to permanently repair and stabilize the foundation. If you have a sloping foundation, we will implement a system of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and can stabilize your foundation.
