Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas and not basements. As long as there have been crawl spaces, they were created with open vents which was intended to increase fresh air flow into the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. We have found that up to ½ of the air in your home has come up through the crawl space so ensuring the crawl space is closed off from the outside and controlling excess humidity can improve the overall air quality in your home.
Our team has been dealing with crawl spaces since we opened our doors and we know the proper way to close them off and control excess humidity. We do this using a method known as encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheeting as well as vent covers and a heavy duty door that can seal the area completely and stop any excess moisture from entering. Closing the area will also stop pests and animals from moving in the crawl space which will help keep any equipment there safe and allow you to use it for storage. After your crawl space is closed off, if necessary we can install a series of sagging floor jacks to repair sloping floors above the crawl space.
Structural Foundation Repair
Your homes foundation is easily one of, if not the, most important parts. It not only supports the structure itself but it also forms the basement walls. When there are foundation problems, they will generally show themselves as stair stepping cracks in your outside brickwork, long cracks that run along the foundation or across basement walls. Sometimes, you will see that your doors or windows will get stuck or even cracks at the corners of them. While these issues may not seem critical when you notice them, they are all indicative of a sinking or settling foundation which should be looked at by a professional for particular problems and determine what type of a repair needs to be in place.
Thankfully, the most common foundation problems have very similar causes and our team is very good at evaluating these issues. We can utilize a repair product designed for your specific issue to permanently repair and stabilize the foundation. If the problem is a sloping foundation, we can implement a series of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and are able to stabilize your foundation.
