Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas in addition to basements. As long as there have been crawl spaces, these were built with open vents to the outside where were intended to help fresh air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually foster the growth of mildew. We have found that up to 50% of the air in your home can come up through the crawl space so ensuring this area is protected from the weather and controlling excess humidity will increase the overall air quality in your home.
We have been enclosing crawl spaces as long as we have been in business and we know the proper way to seal them off and control the humidity. We do this using a method called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are strong plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area totally and prevent any excess moisture from entering. This will also prevent rodents and animals from getting in your crawl space which will keep any appliances there safe and allow you to use it for storage. After your crawl space is closed off, if necessary we will install a series of sagging floor jacks to lift sloping floors above the crawl space.
Structural Foundation Repair
The foundation of your home is quite possibly one of the most important parts. It not only supports the building itself but it also is the basement walls. If there are foundation problems, usually, they will show themselves in the form of stair-step cracks in your brickwork, long cracks that run the length of the foundation or along basement walls. Sometimes, you will see that your windows and doors will stick when you open or close them or there may be cracks at the corners of them. You may not think these problems seem problematic at first, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for problems to determine if a repair needs to be installed.
It is good that the most common foundation problems are caused by similar things and our professionals are very good at evaluating these issues. We can utilize a repair product designed for your particular problem to permanently repair and stabilize the foundation. If you have a sloping foundation, we will implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can help stabilize your foundation.
