Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces and not basements. For many years, these were created with open vents to the outside where were intended to help air flow through the space and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which can facilitate the growth of mildew. Studies have shown that up to 50% of the air in your home has come up through the crawl space so having the space closed off from the outside and controlling excess humidity can increase the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the most efficient way to close them off and control the humidity. This is done using a method called encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, which are thick plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that can seal the area completely and prevent any unwanted moisture from entering. Closing the area will also prevent bugs and animals from getting in your crawl space which will help keep any equipment there safe and allow you to use it for storage. After your crawl space is closed off, if necessary we can install a series of floor jacks to repair sinking floors in your home.
Structural Foundation Repair
Your foundation is quite possibly one of, if not the, most important areas of the home. It not only supports the structure itself but it also creates the basement walls. If you have any foundation problems, they will generally manifest themselves as stair stepping cracks in your brickwork, cracks that run along the foundation or along the basement walls. You may also notice that your doors or windows will not open or close easily or there may be cracks at the corners of them. You may not think these issues seem critical at first, each of them are indicators of a sinking or settling foundation which should be looked at by a professional for problems and determine if a repair needs to be in place.
It is good that the most common foundation problems have very similar causes and our team is very good at noticing these issues. We can utilize a repair solution designed for your exact issue to permanently repair and stabilize the foundation or walls. If you've got a settling foundation, we can implement a series of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can stabilize your foundation.
