Crawl Space Solutions
In our area, there are many homes that are built with crawl spaces and not basements. For a long time, these were created with open vents to the outside where were intended to help air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually harbor the growth of mildew. Up to 50% of the air in your home has come up through the crawl space so ensuring the crawl space is protected from the weather and controlling excess humidity can improve the overall air quality in your home.
We have been working with crawl spaces since we opened our doors and we know the most efficient way to seal them off and control excess humidity. This is done using a process known as encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are thick plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that can seal the area completely and prevent any excess moisture from entering. Closing the area will also prevent rodents and animals from settling in your crawl space which will help keep any equipment there safe and allow you to use it for storage. After your crawl space is closed off, if you need it we can install a series of floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important areas of the home. It not only holds the home itself but it also forms the basement walls. If there are foundation problems, they will generally present themselves in the form of stair-step cracks in your outside brickwork, horizontal cracks that run the length of the foundation or across the basement walls. Sometimes, you will see that your doors or windows will not open or close easily or there may be cracks at the corners of them. While these problems may not seem serious when you notice them, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems to determine what type of a repair needs to be performed.
It is good that many foundation problems are caused by similar things and our team is very good at spotting these problems. We can implement a repair product intended for your particular problem to permanently repair and stabilize the foundation. If you have a settling foundation, we can install a series of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can stabilize your foundation.
