Crawl Space Solutions
In our area, there are many homes that are built with crawl spaces instead of basements. As long as there have been crawl spaces, these were built with open vents which was intended to increase air flow through the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in when it rains or snows and then it never leaves which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. Studies have shown that up to 50% of the air in your home enters through the crawl space so ensuring the crawl space is protected from the outside and keeping the humidity levels low can improve the overall air quality in your home.
We have been enclosing crawl spaces since 1995 and we know the most efficient way to seal them off and control excess humidity. We do this using a method known as encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, and are heavy duty plastic and vinyl sheeting as well as vent covers and a sturdy door that can seal the area totally and stop any unwanted moisture from entering. Encapsulation will also stop rodents and animals from moving in your crawl space which will help keep any items there safe and allow you to use it for storage. After the crawl space is encapsulated, if necessary we can install a series of sagging floor jacks to repair sloping floors above the crawl space.
Structural Foundation Repair
The foundation of your home is easily one of the most important parts. It not only holds the building itself but it also is the basement walls. If there are foundation problems, normally they will present themselves as diagonal cracks in the outside brickwork, cracks that run along the foundation or across the basement walls. You may also notice that the windows will get stuck or even cracks at the corners of them. While these problems may not seem serious when you notice them, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for problems to determine if a repair needs to be performed.
Thankfully, many foundation problems have very similar causes and our team is very good at spotting those issues. We can utilize a repair product that is for your specific problem to permanently repair and stabilize the foundation. If you have a sinking foundation, we can install a series of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can stabilize your foundation.
