Crawl Space Solutions
In our area, many of the homes were built with crawl spaces and not basements. For a long time, these were created with open vents to the outside where were intended to help air flow into the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which can facilitate the growth of mildew. Studies have shown that up to half of the air in your home comes up through the crawl space so ensuring the crawl space is closed off from the outside and keeping the humidity levels low will increase the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the most efficient way to close them off and control high humidity. This is done using a process called encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area completely and prevent any unwanted moisture from entering. Encapsulation will also prevent critters and animals from settling in your crawl space which will keep any equipment there safe and allow you to use it for storage. After the crawl space is encapsulated, if necessary we will install a series of sagging floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
Your homes foundation is quite possibly one of, if not the, most important areas of the home. It not only holds the structure itself but it also forms the basement walls. If there are foundation problems, they will generally show themselves as stair-step cracks in the outside brickwork, long cracks that run the length of the foundation or along basement walls. You may also notice that the doors or windows will get stuck or there may be cracks at the corners of them. You may not think these issues seem critical when you notice them, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems to determine what type of a repair needs to be performed.
Thankfully, the most common foundation problems stem from similar issues and our professionals are very good at evaluating those issues. We can utilize a repair product designed for your specific problem to permanently repair and stabilize the foundation. If there is a settling foundation, we will install a series of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and can stabilize your foundation.
