Crawl Space Solutions
In our area, there are many homes that are built with crawl spaces in addition to basements. For a long time, they were built with open vents which was intended to increase air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space during rain and snow storms and the vents hinder airflow which results in the humidity level staying too high which will eventually foster the growth of mildew. Studies have shown that up to half of the air in your home enters through the crawl space so having the space protected from the weather and controlling excess humidity will increase the overall air quality in your home.
Our team has been enclosing crawl spaces since 1995 and we know the proper way to close them off and control high humidity. We do this using a method called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, which are heavy duty plastic and vinyl sheeting as well as vent covers and a heavy duty door that will seal the area totally and prevent any excess moisture from entering. Closing the area will also prevent pests and animals from moving in the crawl space which will keep any appliances there safe and allow you to use it for storage. Once your crawl space is encapsulated, if necessary we will install a system of sagging floor jacks to repair sagging floors above the crawl space.
Structural Foundation Repair
The homes foundation is easily one of the most important parts. It not only supports the structure itself but it also is the basement walls. When you've got foundation problems, normally they will present themselves as diagonal cracks in your outside brickwork, horizontal cracks that run the length of the foundation or across the basement walls. Sometimes, you will see that your windows and doors will get stuck or there may be cracks at the corners of them. While these issues may not seem problematic when you notice them, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for particular problems and determine if a repair needs to be in place.
It is good that many foundation problems have very similar causes and our professionals are very good at noticing those issues. We can implement a repair solution designed for your exact problem to permanently repair and stabilize the foundation. If there is a uneven foundation, we will implement a system of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and can help stabilize your foundation.
