Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas and not basements. As long as there have been crawl spaces, these were constructed with vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually foster the growth of mildew. Up to ½ of the air in your home comes up through the crawl space so ensuring the crawl space is protected from the elements and controlling excess humidity can improve the overall air quality in your home.
Our team has been working with crawl spaces since 1995 and we know the proper way to seal them off and control the humidity. We do this using a method called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are sturdy plastic and vinyl sheets as well as vent covers and a sturdy door that can close off the area totally and stop any unwanted moisture from entering. Encapsulation will also stop pests and animals from getting in your crawl space which will help keep any appliances there safe and allow you to use it for storage. Once your crawl space is protected, if necessary we can install a system of floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
The foundation of your home is easily one of, if not the, most important parts. It not only holds the home itself but it also forms the basement walls. If there are foundation problems, they will generally present themselves as stair stepping cracks in your outside brickwork, cracks that run the length of the foundation or across basement walls. You may also notice that your doors and windows will stick when you open or close them or there may be cracks at the corners of them. While these problems may not seem critical at first, each of them are indicators of a sinking or settling foundation which should be looked at by a professional for particular problems and determine what type of a repair needs to be in place.
Thankfully, many foundation problems stem from similar issues and our team is very good at tracking down those problems. We can utilize a repair product designed for your particular issue to permanently repair and stabilize the foundation or walls. If the problem is a settling foundation, we can install a system of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can help stabilize your foundation.
