Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas and not basements. As long as there have been crawl spaces, they were created with open vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which can foster the growth of mildew. Up to ½ of the air in your home comes up through the crawl space so having the space closed off from the weather and keeping the humidity levels low will increase the overall air quality in your home.
We have been working on crawl spaces since 1995 and we know the most efficient way to seal them off and control the humidity. We do this using a process called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are heavy duty plastic and vinyl sheeting as well as vent covers and a heavy duty door that will close off the area totally and prevent any excess moisture from entering. Encapsulation will also prevent bugs and animals from moving in your crawl space which will keep any items there safe and allow you to use it for storage. After the crawl space is closed off, if you need it we will install a system of sagging floor jacks to level sagging floors above the crawl space.
Structural Foundation Repair
Your foundation is quite possibly one of, if not the, most important parts. It not only holds the structure itself but it also forms the basement walls. If you have any foundation problems, normally they will show themselves in the form of diagonal cracks in the outside brickwork, cracks that run along the foundation or along basement walls. Sometimes, you will see that the windows or doors will stick when you open or close them or even cracks at the corners of them. You may not think these problems seem problematic when you notice them, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for problems to determine what type of a repair needs to be performed.
Thankfully, the most common foundation problems are caused by similar things and our experts are very good at tracking down these issues. We can offer a repair product intended for your specific problem to permanently repair and stabilize the foundation or walls. If there is a sloping foundation, we will implement a system of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both are very strong and can help stabilize your foundation.
