We say this because there are quite a few potentially dangerous problems that will happen along with these issues such as mildew, structural damage, and even permanent foundation damage. Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas and not basements. For many years, they were built with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. Up to ½ of the air in your home comes up through the crawl space so ensuring this area is protected from the elements and controlling excess humidity will improve the overall air quality in your home.
We have been encapsulating crawl spaces since we opened our doors and we know the best way to seal them off and control high humidity. We do this using a process called encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, and are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that will seal the area completely and prevent any excess moisture from entering. Encapsulation will also prevent bugs and animals from moving in your crawl space which will help keep any items there safe and allow you to use it for storage. After the crawl space is closed off, if you need it we will install a series of sagging floor jacks to repair sagging floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important parts. It not only supports the structure itself but it also is the basement walls. When you have any foundation problems, they will generally show themselves in the form of stair stepping cracks in the brickwork, cracks that run the length of the foundation or across basement walls. You may also notice that the windows will stick when you open or close them or there may be cracks at the corners of them. You may not think these issues seem serious when you notice them, each of them are indicators of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine what type of a repair needs to be performed.
Thankfully, the most common foundation problems stem from similar issues and our team is very good at noticing these problems. We can utilize a repair product that is for your particular issue to permanently repair and stabilize the foundation or walls. If there is a settling foundation, we will implement a series of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and can stabilize your foundation.
