Crawl Space Solutions
In Cheriton, many of the homes were built with crawl spaces in addition to basements. As long as there have been crawl spaces, they were constructed with open vents to the outside where were intended to help fresh air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually facilitate the growth of mildew. We have found that up to 50% of the air in your home enters through the crawl space so having the space protected from the elements and keeping the humidity levels low will increase the overall air quality in your home.
JB Design has been working on crawl spaces as long as we have been in business and we know the most efficient way to seal them off and control excess humidity. We do this using a method called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area totally and prevent any excess moisture from entering. This will also prevent bugs and animals from getting in your crawl space which will keep any equipment there safe and allow you to use it for storage. After the crawl space is closed off, if necessary we will install a series of floor jacks to repair sinking floors in your home.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important areas of the home. It not only holds the structure itself but it also creates the basement walls. When there are foundation problems, they will generally show themselves as stair-step cracks in the outside brickwork, long cracks that run the length of the foundation or across the basement walls. You may also notice that the doors and windows will get stuck or there may be cracks at the corners of them. You may not think these issues seem serious at first, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems to determine what type of a repair needs to be performed.
It is good that many foundation problems are caused by similar things and our professionals are very good at evaluating those issues. We can implement a repair solution that is for your specific issue to permanently repair and stabilize the foundation or walls. If you have a settling foundation, we will implement a series of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and can help stabilize your foundation.
