Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces and not basements. For a long time, they were constructed with vents which was intended to increase fresh air flow into the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in during rain and snow storms and the vents hinder airflow which results in the humidity level staying too high which will eventually facilitate the growth of mildew. Up to half of the air in your home comes up through the crawl space so ensuring this area is protected from the elements and controlling excess humidity can improve the overall air quality in your home.
Our team has been working with crawl spaces since 1995 and we know the best way to close them off and control high humidity. This is done using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are sturdy plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that can seal the area totally and prevent any excess moisture from entering. Closing the area will also prevent pests and animals from settling in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once your crawl space is closed off, if necessary we can install a system of sagging floor jacks to repair sagging floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important parts. It not only holds the structure itself but it also forms the basement walls. When you have any foundation problems, usually, they will present themselves in the form of stair stepping cracks in your outside brickwork, horizontal cracks that run along the foundation or across the basement walls. Sometimes, you will see that your doors will not open or close easily or there may be cracks at the corners of them. You may not think these problems seem serious at first, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine if a repair needs to be performed.
It is good that many foundation problems stem from similar issues and our team is very good at noticing these issues. We can utilize a repair product designed for your particular problem to permanently repair and stabilize the foundation or walls. If the problem is a sloping foundation, we can install a system of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and are able to stabilize your foundation.
