Crawl Space Solutions
In our area, many of the homes are built with crawl spaces and not basements. For many years, they were constructed with open vents to the outside where were intended to help air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space during rain and snow storms and the vents hinder airflow which results in the humidity level staying too high which will eventually facilitate the growth of mildew. Studies have shown that up to half of the air in your home enters through the crawl space so ensuring this area is protected from the weather and controlling excess humidity will improve the overall air quality in your home.
We have been helping customers with their crawl spaces since 1995 and we know the best way to close them off and control high humidity. This is done using a method called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are thick plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area totally and stop any unwanted moisture from entering. This will also stop pests and animals from settling in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once the crawl space is encapsulated, if necessary we will install a system of floor jacks to repair sagging floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important areas of the home. It not only holds the building itself but it also creates the basement walls. If there are foundation problems, they will generally show themselves in the form of stair stepping cracks in the outside brickwork, horizontal cracks that run along the foundation or along basement walls. You may also notice that the doors will not open or close easily or even cracks at the corners of them. While these issues may not seem critical when you notice them, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems and determine if a repair needs to be in place.
Thankfully, many foundation problems are caused by similar things and our team is very good at spotting those issues. We can implement a repair product that is for your specific issue to permanently repair and stabilize the foundation or walls. If there is a settling foundation, we will implement a system of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can stabilize your foundation.
