Crawl Space Solutions
In our area, many of the homes are built with crawl space areas in addition to basements. As long as there have been crawl spaces, these were constructed with vents to the outside where were intended to help air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home has come up through the crawl space so having the space protected from the elements and controlling excess humidity can improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the proper way to close them off and control high humidity. We do this using a process called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are thick plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that can close off the area totally and prevent any unwanted moisture from entering. Encapsulation will also prevent bugs and animals from moving in the crawl space which will help keep any items there safe and allow you to use it for storage. After your crawl space is protected, if you need it we can install a series of floor jacks to stabilize sagging floors above the crawl space.
Structural Foundation Repair
Your homes foundation is easily one of the most important parts. It not only supports the home itself but it also forms the basement walls. If you have any foundation problems, they will generally present themselves as stair stepping cracks in your outside brickwork, long cracks that run along the foundation or across basement walls. Sometimes, you will see that your doors will stick when you open or close them or there may be cracks at the corners of them. You may not think these problems seem problematic when you notice them, they are all indicators of a sinking or settling foundation which should be looked at by a professional for particular problems and determine if a repair needs to be in place.
Thankfully, the most common foundation problems have very similar causes and our team is very good at spotting these issues. We can implement a repair solution that is for your particular problem to permanently repair and stabilize the foundation or walls. If there is a settling foundation, we can implement a series of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and are able to stabilize your foundation.
