Crawl Space Solutions
In our area, there are many homes that are built with crawl spaces and not basements. For a long time, these were created with open vents which was intended to increase air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which can foster the growth of mildew. Studies have shown that up to 50% of the air in your home enters through the crawl space so ensuring the crawl space is protected from the outside and keeping the humidity levels low will improve the overall air quality in your home.
Our team has been working with crawl spaces since 1995 and we know the most efficient way to close them off and control high humidity. This is done using a process known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are strong plastic and vinyl sheeting as well as vent covers and a heavy duty door that will seal the area totally and stop any excess moisture from entering. This will also stop rodents and animals from settling in your crawl space which will keep any items there safe and allow you to use it for storage. After the crawl space is encapsulated, if you need it we will install a system of sagging floor jacks to level sinking floors in your home.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important parts. It not only holds the home itself but it also is the basement walls. When there are foundation problems, they will generally show themselves as diagonal cracks in the outside brickwork, cracks that run along the foundation or along basement walls. You may also notice that the doors will not open or close easily or there may be cracks at the corners of them. While these issues may not seem critical at first, each of them are indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems to determine if a repair needs to be installed.
Thankfully, the most common foundation problems have very similar causes and our team is very good at noticing these issues. We can implement a repair product intended for your specific problem to permanently repair and stabilize the foundation or walls. If the problem is a settling foundation, we will install a system of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can stabilize your foundation.
