Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas in addition to basements. For many years, these were created with open vents to the outside where were intended to help air flow into the space and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which can harbor the growth of mildew. Studies have shown that up to 50% of the air in your home comes up through the crawl space so ensuring the crawl space is protected from the outside and keeping the humidity levels low can improve the overall air quality in your home.
Our team has been working on crawl spaces since 1995 and we know the most efficient way to seal them off and control the humidity. We do this using a process known as encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, which are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that can seal the area completely and stop any unwanted moisture from entering. Closing the area will also stop pests and animals from getting in your crawl space which will keep any appliances there safe and allow you to use it for storage. After your crawl space is encapsulated, if you need it we can install a series of sagging floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
Your foundation is quite possibly one of, if not the, most important areas of the home. It not only supports the home itself but it also is the basement walls. If there are foundation problems, they will generally manifest themselves in the form of stair stepping cracks in your outside brickwork, horizontal cracks that run along the foundation or across basement walls. Sometimes, you will see that your doors will get stuck or even cracks at the corners of them. While these problems may not seem critical when you notice them, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems and determine what type of a repair needs to be in place.
Thankfully, many foundation problems stem from similar issues and our team is very good at spotting those problems. We can utilize a repair product designed for your particular issue to permanently repair and stabilize the foundation or walls. If there is a sloping foundation, we can implement a series of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can stabilize your foundation.
