Crawl Space Solutions
In our area, many of the homes are built with crawl space areas and not basements. For many years, they were built with vents which was intended to increase air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which can foster the growth of mildew. We have found that up to ½ of the air in your home can come up through the crawl space so ensuring the crawl space is protected from the weather and keeping the humidity levels low will improve the overall air quality in your home.
Our team has been enclosing crawl spaces since we opened our doors and we know the most efficient way to seal them off and control high humidity. We do this using a method known as encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, which are heavy duty plastic and vinyl sheets as well as vent covers and a heavy duty door that will seal the area completely and prevent any excess moisture from entering. Closing the area will also prevent rodents and animals from settling in the crawl space which will help keep any items there safe and allow you to use it for storage. Once the crawl space is encapsulated, if necessary we will install a system of sagging floor jacks to lift sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important parts. It not only supports the structure itself but it also creates the basement walls. If there are foundation problems, they will generally show themselves as stair stepping cracks in the outside brickwork, cracks that run along the foundation or along the basement walls. You may also notice that the windows or doors will stick when you open or close them or even cracks at the corners of them. While these problems may not seem critical when you notice them, each of them are indicators of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine if a repair needs to be installed.
It is good that many foundation problems have very similar causes and our experts are very good at evaluating those problems. We can utilize a repair solution intended for your particular problem to permanently repair and stabilize the foundation. If there is a sloping foundation, we will install a system of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and are able to stabilize your foundation.
