Crawl Space Solutions
In our area, many of the homes were built with crawl spaces in addition to basements. For many years, these were built with open vents which was intended to increase air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and the vents hinder airflow which results in the humidity level staying too high which will eventually facilitate the growth of mildew. Up to ½ of the air in your home comes up through the crawl space so ensuring this area is protected from the weather and keeping the humidity levels low can increase the overall air quality in your home.
We have been dealing with crawl spaces since 1995 and we know the proper way to close them off and control excess humidity. This is done using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that can seal the area totally and stop any unwanted moisture from entering. Encapsulation will also stop critters and animals from moving in the crawl space which will keep any appliances there safe and allow you to use it for storage. Once your crawl space is protected, if you need it we can install a system of sagging floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
The foundation of your home is easily one of the most important parts. It not only supports the building itself but it also forms the basement walls. When there are foundation problems, they will generally manifest themselves as stair-step cracks in your outside brickwork, horizontal cracks that run along the foundation or along basement walls. You may also notice that your doors or windows will stick when you open or close them or there may be cracks at the corners of them. While these issues may not seem problematic at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine if a repair needs to be in place.
Thankfully, the most common foundation problems stem from similar issues and our experts are very good at spotting these issues. We can implement a repair product intended for your specific problem to permanently repair and stabilize the foundation or walls. If you have a settling foundation, we can implement a system of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and are able to stabilize your foundation.
