Crawl Space Solutions
In our area, many of the homes were built with crawl space areas instead of basements. For a long time, they were created with open vents which was intended to increase air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually foster the growth of mildew. Studies have shown that up to ½ of the air in your home has come up through the crawl space so ensuring the crawl space is protected from the weather and keeping the humidity levels low can improve the overall air quality in your home.
We have been working with crawl spaces since we opened our doors and we know the proper way to close them off and control excess humidity. We do this using a method known as encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheeting as well as vent covers and a heavy duty door that can close off the area totally and stop any excess moisture from entering. Closing the area will also stop rodents and animals from getting in the crawl space which will help keep any items there safe and allow you to use it for storage. Once your crawl space is protected, if you need it we can install a system of sagging floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of the most important parts. It not only supports the home itself but it also is the basement walls. If you have any foundation problems, usually, they will manifest themselves in the form of diagonal cracks in your brickwork, horizontal cracks that run the length of the foundation or across the basement walls. You may also notice that your windows and doors will stick when you open or close them or even cracks at the corners of them. You may not think these problems seem problematic when you notice them, each of them are indicators of a sinking or settling foundation and they should be evaluated by an expert for problems and determine what type of a repair needs to be in place.
Thankfully, the most common foundation problems stem from similar issues and our professionals are very good at noticing these issues. We can implement a repair solution designed for your particular issue to permanently repair and stabilize the foundation. If you've got a sinking foundation, we can implement a system of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and can stabilize your foundation.
