Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas and not basements. As long as there have been crawl spaces, they were constructed with open vents which was intended to increase fresh air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space during rain and snow storms and then it never leaves which results in the humidity level staying too high which will eventually foster the growth of mildew. We have found that up to 50% of the air in your home can come up through the crawl space so ensuring this area is protected from the outside and controlling excess humidity will improve the overall air quality in your home.
JB Design has been helping customers with their crawl spaces since we opened our doors and we know the proper way to close them off and control excess humidity. This is done using a process called encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, and are strong plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area completely and stop any unwanted moisture from entering. Encapsulation will also stop rodents and animals from moving in the crawl space which will keep any items there safe and allow you to use it for storage. After your crawl space is encapsulated, if necessary we will install a system of sagging floor jacks to level sinking floors above the crawl space.
Structural Foundation Repair
Your foundation is quite possibly one of the most important parts. It not only holds the structure itself but it also is the basement walls. When there are foundation problems, they will generally manifest themselves as stair stepping cracks in your brickwork, long cracks that run the length of the foundation or along basement walls. Sometimes, you will see that your windows or doors will stick when you open or close them or even cracks at the corners of them. While these issues may not seem serious when you notice them, each of them are indicators of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine if a repair needs to be in place.
Thankfully, the most common foundation problems have very similar causes and our team is very good at spotting these problems. We can utilize a repair product designed for your particular problem to permanently repair and stabilize the foundation. If there is a sloping foundation, we will install a system of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and can stabilize your foundation.
