Crawl Space Solutions
In our area, many of the homes were built with crawl space areas in addition to basements. As long as there have been crawl spaces, these were created with open vents to the outside where were intended to help fresh air flow through the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which can facilitate the growth of mildew. We have found that up to half of the air in your home has come up through the crawl space so ensuring this area is protected from the weather and controlling excess humidity will improve the overall air quality in your home.
JB Design has been working on crawl spaces as long as we have been in business and we know the proper way to close them off and control high humidity. This is done using a method known as encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are sturdy plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that will close off the area totally and prevent any excess moisture from entering. Encapsulation will also prevent critters and animals from moving in your crawl space which will keep any items there safe and allow you to use it for storage. Once your crawl space is closed off, if necessary we will install a series of floor jacks to repair sinking floors in your home.
Structural Foundation Repair
Your homes foundation is easily one of the most important parts. It not only holds the home itself but it also forms the basement walls. When there are foundation problems, usually, they will present themselves as stair-step cracks in your outside brickwork, cracks that run along the foundation or along the basement walls. Sometimes, you will see that your doors will stick when you open or close them or there may be cracks at the corners of them. While these issues may not seem problematic at first, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems and determine if a repair needs to be performed.
Thankfully, many foundation problems stem from similar issues and our team is very good at tracking down those problems. We can utilize a repair product intended for your particular issue to permanently repair and stabilize the foundation or walls. If you have a settling foundation, we will install a series of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and are able to stabilize your foundation.
