In our area, many of the homes were built with crawl spaces in addition to basements. For many years, they were created with open vents to the outside where were intended to help air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which can foster the growth of mildew. Studies have shown that up to half of the air in your home enters through the crawl space so ensuring the crawl space is protected from the weather and controlling excess humidity can increase the overall air quality in your home.

We do this using a method called encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, which are heavy duty plastic and vinyl sheets as well as vent covers and a sturdy door that can seal the area completely and prevent any unwanted moisture from entering. Closing the area will also prevent pests and animals from getting in the crawl space which will keep any items there safe and allow you to use it for storage. After the crawl space is encapsulated, if you need it we can install a system of floor jacks to level sagging floors above the crawl space.
