Crawl Space Solutions
In Birdsnest, there are many homes that were built with crawl space areas in addition to basements. As long as there have been crawl spaces, they were built with vents which was intended to increase air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. Up to ½ of the air in your home enters through the crawl space so ensuring the crawl space is protected from the weather and keeping the humidity levels low can increase the overall air quality in your home.
We have been working on crawl spaces since 1995 and we know the proper way to seal them off and control high humidity. We do this using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are strong plastic and vinyl sheets as well as vent covers and a heavy duty door that can close off the area totally and stop any excess moisture from entering. Encapsulation will also stop pests and animals from moving in your crawl space which will keep any items there safe and allow you to use it for storage. After your crawl space is closed off, if necessary we can install a series of floor jacks to stabilize sloping floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of the most important parts. It not only holds the structure itself but it also creates the basement walls. If you have any foundation problems, they will generally manifest themselves as stair-step cracks in your brickwork, horizontal cracks that run the length of the foundation or across basement walls. You may also notice that your windows or doors will get stuck or there may be cracks at the corners of them. You may not think these problems seem critical at first, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems to determine what type of a repair needs to be in place.
It is good that the most common foundation problems are caused by similar things and our experts are very good at spotting those problems. We can utilize a repair product intended for your specific problem to permanently repair and stabilize the foundation. If you have a uneven foundation, we can implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and are able to stabilize your foundation.
