In our area, there are many homes that were built with crawl spaces instead of basements. As long as there have been crawl spaces, they were built with vents to the outside where were intended to help fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually harbor the growth of mildew. We have found that up to half of the air in your home comes up through the crawl space so ensuring the crawl space is closed off from the outside and keeping the humidity levels low will improve the overall air quality in your home.
We have been working with crawl spaces since we opened our doors and we know the proper way to close them off and control the humidity. This is done using a process known as encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, which are thick plastic and vinyl sheeting as well as vent covers and a heavy duty door that will seal the area completely and stop any excess moisture from entering. Encapsulation will also stop pests and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is encapsulated, if you need it we will install a system of floor jacks to repair sloping floors above the crawl space.
