Crawl Space Solutions
In our area, many of the homes were built with crawl space areas in addition to basements. For a long time, they were built with vents which was intended to increase air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which can foster the growth of mildew. Up to ½ of the air in your home can come up through the crawl space so having the space protected from the elements and keeping the humidity levels low can improve the overall air quality in your home.
We have been working with crawl spaces since we opened our doors and we know the proper way to seal them off and control high humidity. We do this using a process called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are thick plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that can close off the area completely and prevent any excess moisture from entering. Encapsulation will also prevent pests and animals from getting in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once the crawl space is closed off, if necessary we can install a series of floor jacks to stabilize sinking floors in your home.
Structural Foundation Repair
The homes foundation is quite possibly one of the most important parts. It not only holds the building itself but it also creates the basement walls. When there are foundation problems, normally they will show themselves as stair-step cracks in the outside brickwork, horizontal cracks that run along the foundation or across the basement walls. You may also notice that the doors and windows will not open or close easily or even cracks at the corners of them. You may not think these problems seem critical at first, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine what type of a repair needs to be in place.
Thankfully, the most common foundation problems are caused by similar things and our experts are very good at noticing these issues. We can offer a repair solution intended for your particular problem to permanently repair and stabilize the foundation or walls. If you have a sloping foundation, we can install a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and are able to stabilize your foundation.
