Crawl Space Solutions
In our area, many of the homes are built with crawl spaces instead of basements. For many years, they were built with open vents which was intended to increase air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home can come up through the crawl space so ensuring this area is closed off from the elements and controlling excess humidity can increase the overall air quality in your home.
Our team has been dealing with crawl spaces since 1995 and we know the most efficient way to close them off and control the humidity. We do this using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are sturdy plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that can seal the area completely and prevent any unwanted moisture from entering. Encapsulation will also prevent bugs and animals from getting in the crawl space which will help keep any appliances there safe and allow you to use it for storage. Once your crawl space is encapsulated, if necessary we can install a system of sagging floor jacks to lift sinking floors above the crawl space.
Structural Foundation Repair
Your foundation is quite possibly one of, if not the, most important parts. It not only holds the building itself but it also is the basement walls. When you have any foundation problems, normally they will present themselves as stair-step cracks in your outside brickwork, cracks that run the length of the foundation or across basement walls. Sometimes, you will see that your doors will not open or close easily or there may be cracks at the corners of them. You may not think these issues seem problematic at first, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems and determine what type of a repair needs to be in place.
It is good that many foundation problems stem from similar issues and our professionals are very good at evaluating those issues. We can offer a repair product designed for your particular issue to permanently repair and stabilize the foundation or walls. If the problem is a uneven foundation, we can install a system of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can help stabilize your foundation.
