Crawl Space Solutions
In our area, many of the homes were built with crawl space areas and not basements. As long as there have been crawl spaces, these were constructed with open vents which was intended to increase air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which can foster the growth of mildew. We have found that up to ½ of the air in your home has come up through the crawl space so having the space closed off from the outside and controlling excess humidity will improve the overall air quality in your home.
We have been dealing with crawl spaces since 1995 and we know the best way to close them off and control high humidity. We do this using a method known as encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, which are sturdy plastic and vinyl sheets as well as vent covers and a heavy duty door that will seal the area totally and stop any excess moisture from entering. This will also stop bugs and animals from getting in the crawl space which will help keep any items there safe and allow you to use it for storage. After the crawl space is protected, if you need it we will install a series of sagging floor jacks to lift sagging floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of the most important parts. It not only supports the home itself but it also is the basement walls. If you've got foundation problems, they will generally show themselves as stair-step cracks in the outside brickwork, cracks that run the length of the foundation or along basement walls. You may also notice that the windows will stick when you open or close them or there may be cracks at the corners of them. You may not think these problems seem problematic when you notice them, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine what type of a repair needs to be in place.
Thankfully, the most common foundation problems are caused by similar things and our team is very good at evaluating these problems. We can utilize a repair product intended for your specific problem to permanently repair and stabilize the foundation. If the problem is a uneven foundation, we will implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and are able to stabilize your foundation.
