Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas in addition to basements. For many years, they were constructed with open vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which can foster the growth of mildew. Studies have shown that up to ½ of the air in your home can come up through the crawl space so having the space closed off from the weather and keeping the humidity levels low will improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the best way to seal them off and control high humidity. We do this using a method called encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are thick plastic and vinyl sheeting as well as vent covers and a sturdy door that will seal the area totally and stop any excess moisture from entering. Closing the area will also stop pests and animals from moving in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once the crawl space is closed off, if necessary we will install a series of floor jacks to repair sagging floors above the crawl space.
Structural Foundation Repair
Your homes foundation is easily one of, if not the, most important areas of the home. It not only holds the structure itself but it also forms the basement walls. If you've got foundation problems, usually, they will manifest themselves as diagonal cracks in the brickwork, horizontal cracks that run the length of the foundation or along basement walls. Sometimes, you will see that the doors or windows will stick when you open or close them or there may be cracks at the corners of them. While these problems may not seem problematic when you notice them, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems to determine what type of a repair needs to be installed.
Thankfully, many foundation problems have very similar causes and our experts are very good at evaluating these issues. We can implement a repair solution intended for your exact problem to permanently repair and stabilize the foundation or walls. If you have a settling foundation, we will install a series of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can stabilize your foundation.
